Understand your maintenance & monitoring options

Maintenance checks whether your fire and security equipment still performs its intended job. Monitoring passes selected alarm or fault signals to an agreed receiving service, so a signal can be handled even when nobody is watching the panel. These are different functions: a monitored system still needs physical inspection, testing and appropriate upkeep.

H.E Fire & Security supports domestic, commercial and industrial properties across Glasgow and Central Scotland from Kilsyth. A small shop, a shared building and an industrial site need different arrangements. We consider the equipment present, the hours people occupy the premises and who can act on a notification before recommending a maintenance and monitoring plan.

Arrange a review when you inherit an unfamiliar system, experience repeated faults, change your building layout or reach a scheduled service date. Professional checks help distinguish a damaged component from an unsuitable setting or wider design issue. Our team comprises four engineers and two admin staff, with 24/7 emergency call-outs available when a problem cannot wait for a planned appointment.

The cost of waiting

A working indicator is not a complete health check

A panel can appear normal while individual devices, standby power or communication paths have problems. Planned checks and an agreed response procedure reduce the chance that a hidden defect becomes apparent only during an incident.

Undetected equipment faults

A depleted battery, obstructed detector or failed signalling connection can affect protection without an obvious symptom during normal daily use. The inspection needs to cover the system, not just the panel display.

Signals without a response plan

A notification has limited value if the contact list is out of date or nobody knows who can attend. Monitoring arrangements need clear escalation instructions and realistic responsibilities.

Repeated unwanted alarms

Persistent activations can disrupt work and encourage people to ignore warnings. Investigating the cause is safer than repeatedly silencing a system or leaving an affected part disabled.

Missing maintenance evidence

Without records, it is harder to track recurring defects, demonstrate what was checked or plan replacements. A service visit should leave you with an understandable account of findings and actions.

Common mistakes we see

  • Assuming a maintenance contract automatically includes monitoring, replacement parts and every emergency visit.
  • Changing broadband or telephone equipment without checking how alarm signals reach the receiving service.
  • Leaving former staff on the keyholder list after their access or responsibilities have changed.
  • Treating a successful routine user test as a substitute for a competent service inspection.

Our process

How We Deliver Maintenance & Monitoring

  1. 01

    Survey the existing installation

We start with a free initial site survey, identifying your equipment, available records and operating needs. Tell us about recent faults, changes to the premises and any existing monitoring contract so the proposed scope reflects the whole arrangement.

  2. 02

Agree the maintenance and response plan

We identify service requirements, investigate known issues and explain monitoring options where suitable. The project quote sets out the agreed work; confirm visit frequency, exclusions, call-out terms and responsibility for acting on signals before proceeding.

  3. 03

    Service and configure

The agreed work can include inspection, cleaning, device checks, battery assessment and approved adjustments appropriate to the system. Monitoring setup, where included, follows the agreed signal routing and contact instructions rather than an assumed emergency response.

  4. 04

    Verify operation and signalling

We test the relevant functions and, where monitoring is included, verify the agreed signal transmission. Testing is coordinated to avoid confusing a planned check with a genuine alarm, and any limitations or unresolved defects are identified.

  5. 05

    Record findings and ongoing responsibilities

We explain the results, any recommended remedial work and the checks you should carry out between visits. New installations have a one-year warranty, extended to three years for systems installed and maintained by H.E Fire & Security; servicing alone does not create that installation warranty.

What you get

The Benefits, in Plain Terms

Less time spent chasing faults

A planned visit gives recurring issues a defined route for investigation. Clear records help the next engineer understand what has already been tested rather than starting from an incomplete verbal history.

Protection checked in context

Inspection considers devices, power supplies and how the building is used. This helps identify situations where equipment remains present but no longer suits changed rooms, access arrangements or occupancy.

Better replacement planning

Checking component condition and available support helps you plan renewal before parts become difficult to obtain. Maintenance cannot make equipment last indefinitely, but it can reveal deterioration and avoid neglect shortening useful life.

Fewer avoidable disruptions

Investigating unwanted activations and correcting underlying faults can reduce repeated interruptions. A project-specific quote also lets you distinguish essential repairs from longer-term improvements instead of replacing equipment without diagnosis.

More dependable alarm handling

Testing signalling and keeping contact instructions current reduces avoidable gaps between an activation and an informed response. Monitoring supports your arrangements; it does not guarantee that every incident will be prevented.

Clearer ownership of the system

You know which checks remain your responsibility, which tasks are included and how to request help. That clarity matters when staff change or an out-of-hours fault leaves someone unfamiliar with the equipment in charge.

In depth

Maintenance and monitoring for connected protection systems

Fire alarm servicing and routine user checks

Fire alarm maintenance should reflect the system type, use of the premises and applicable recommendations, including BS 5839-1 for relevant non-domestic systems. A visit may involve examining the panel history, checking standby supplies and testing appropriate devices and interfaces. The precise scope must suit the installation rather than a generic tick list.

Responsible persons still need arrangements for routine user checks, fault reporting and records between professional visits. If building work creates dust, rooms change use or an escape route is altered, seek advice rather than waiting for the next service. A maintenance visit cannot by itself establish that an old design remains appropriate for every new use.

Intruder alarm and CCTV maintenance

Intruder alarm checks can cover detectors, warning devices, tamper protection, standby batteries and signalling. BS EN 50131 provides a relevant framework for intruder and hold-up alarm systems, but suitability depends on the individual design and risk. Existing equipment must be assessed before promising that every component can be retained.

CCTV maintenance focuses on whether the system produces usable images and recordings, not simply whether cameras have power. Lens condition, camera aim, lighting, recording settings and retrieval all matter. Check image usefulness after dark as well as in daylight, and review storage and access arrangements alongside your data protection responsibilities.

Monitoring paths and contact procedures

A monitoring arrangement needs a compatible signalling path and a documented process for handling received events. Changes to internet connections, routers or telephone services can affect that path. Discuss these changes before switching providers, and agree how any interruption will be managed while the system is disconnected.

Confirm which events are transmitted, how faults are reported and who receives contact attempts. Police or fire service attendance is not automatic and must never be assumed from the word monitored. Any eligible response arrangements depend on applicable policies, system requirements and the specific service agreed for the premises.

Homes, commercial sites and industrial premises

At home, straightforward controls and understandable notifications may be the main concern. A commercial property may need separate opening procedures, several keyholders and coordinated testing around customers. Industrial premises can add environmental conditions, operational restrictions and interfaces that need specific attention during maintenance.

For sites with several systems, coordinated records help avoid confusion about which equipment was inspected and which issues remain open. We cover Glasgow, Paisley, Cumbernauld and the wider listed Central Scotland service area. Tell us about access restrictions, permits or essential operations when arranging the survey so the work can be scoped realistically.

FAQ

Maintenance & Monitoring Questions

The initial site survey is free, and pricing is quoted per project. The quote depends on the systems, equipment condition, service scope and monitoring requirements. Ask which parts, visits, remedial works and emergency attendance are included; do not assume these are covered by the same charge.
